The median price per square foot moved the other way, falling to $317 from $347 in July, though it sat above the $299 recorded a year earlier. A median that rises while price per square foot falls points to larger houses closing, and the median square footage of August sales was 2,004, against 1,708 in July.
The spread of sales says more than the middle figure. Seven sales closed between $800,000 and $899,999, against one in that range in August 2025, and four closed under $300,000, against six a year earlier. Nothing closed at $1,000,000 or above, where two sales landed a year ago.
Twenty two sales closed, one fewer than July and up from 14 in August 2025, and 13 of the 22 went at or above asking, compared with 15 of 23 in July. The median sale to list ratio held at 100 percent, and houses took a median of 28 days on market, the same as July and close to the 26 days of a year earlier. Twelve new listings came on.
